Often people take advice from those they know.  Those that have been involved in one or a handful of real estate transactions ever.  Often receiving outdated or misinformation. 

It would be better advised to listen closely to the suggestions and guidance of your Realtor that lives and breathes their local market daily. They also have current market statistics and trends that put the power on your side.

Let me give you an alternate example.  You have developed an illness and mention it to a friend or family member that once had similar symptoms and they advised you to get XYZ medication, would you go ahead and take that advice or would you consult a professional to properly diagnose and perscribe a suitable treatment?
