Last year's waterfront market was good, not great in the Rideau Lakes region. This year....BAM! It's become one hot little market. Last year I advised Buyers to take their time to look at everything on the market and this year I have had to caution them not to hesitate if they see one they like. Most waterfront cottage closings actually happen in September and October which is contrary to what most Buyers think when they first step into the market. I explain to people that Buyers shop all summer long on their vacation time and then once they have had a good chance to view all available on the market through June, July and into August they then begin to place their offers with closing dates of September and October. This year however, we have had multiple offer situations on multiple properties starting in February when they couldn't even see what the waterfront was like. Why the change?? Well, I gotta be honest.......where we live is AWESOME! I am not just blowing smoke here folks....I hear it all the time from people coming into the area on day trips and vacations. They just cannot believe how amazing it is. Small town feel, lakes as far as the eye can see, pasture lands dotted with ideal acreage and hobby farms (our other hot market!) and well priced housing sitting centrally located to larger centres like Kingston, Perth and Ottawa. Yep, I'm braggin', but its' true. Come for a day to see what I mean, stop by for a coffee and let's chat.
