Buy first or sell first?

The answer is almost always SELL, for the simple fact that in our current market conditions, you cannot be guaranteed a quick sale.  So you might as well get the process started as soon as possible. The pros of buying first are that you will almost certainly know your possession date and can time the sale of your existing home to match it.

Either way, you’ll want to get started on your new home search as soon as possible.  Be prepared to remove the Sale Of Buyer’s Property Condition from any offers you make, as this could potentially be a sticking point when negotiating the purchase of your new home.  Consider bridge financing to help you through any gaps between the two completion dates.

So get your home on the market, negotiate a longer closing date, and head out with your REALTOR to find a home with compatible possession dates.  Happy hunting!
