The Future continued

On April 4th, 2011 I posted about the Futures Project that CREA had launched and how interesting it was.  Well, over a year has passed and it continues to be interesting. The leaders of Organized Real Estate (ORE) gathered again in Ottawa this spring to get the update on all the various "Futures" meetings that had been held across the country and to see where CREA felt this was all ...

March finished up good

In my last post I was wondering how March would finish up since February was a bit flat.  I'm happy to report that March followed it's usual trend of gaining momentum, especially when the weather warmed up, the time changed and the Home Show took place.  Nothing like a big, successful Home Show to get the market fired up. So, to the end of March, our dollar volume was up 3%, the dollar ...

Market may be changing a bit

It's a bit early to say for sure but there may be a bit of a change in the wind in the real estate market in the Metro area. February stats from the Greater Moncton REALTORs du Grande Moncton Real Estate Board are showing a 21% increase in expired listings for the month and sales by dollar volume were off 3% from February last year.  Total number of sales was down 5% (2% year to date)and ...

What would happen if REALTOR.ca went away?

What would you do if REALTOR.ca was shut down? Recent decisions concerning the Canadian Real Estate Association (CREA) owned and operated website REALTOR.ca, aka MLS.ca, has caused many REALTORs to wonder about its continued existance. The consumer may not realise, but REALTOR.ca was designed, built and paid for out of our annual dues paid to our national organization CREA.  Millions of dollars ...

Happy New Year! 2011 a great year for Metro

Happy New Year everyone.  I hope your Christmas break allowed you a chance for a bit of rest and relaxation and visits with family and friends. We just received our year end report from the GMRGM Board and they are really solid.  Our sales volume was up 8% for the year, the number of units were up 3% and the average sale price is now $172,612, a 3.7 % increase which is very good for this ...

November Sales in Metro down a bit

Our fall slow down has finally started in Metro Moncton, but it is still pretty good.  MLS report from the GMRGM show that the average sale price is up 3.8% to $173,079.  This is good news for anyone selling their home.  Our sales dollar volume for the month of November was down 5% over November of last year and the actual number of sales were down 10% but year to date our volume is ...

What can a REALTOR do for you?

Organized Real Estate (ORE) is going through some changes a few of which are overdo.  REALTORs are no longer the "gate-keepers" for information about houses in Canada.  Now, when I say information I'm speaking of the easy stuff - what's for sale, what's sold and for how much, assessment values, and so on. This is good information to help someone get started on buying or selling a property.  ...

Market stays strong

October continued to show strength as we move through our fall market.  Although there are a few signs of activity slowing down a bit, October was still a very good month at the Moncton Board.  Dollar volume YTD was up 7%, the dollar volume for October 2011 vs Oct 2010 was up 5% and the total number of units sold was up 3% for the month and the YTD. Our average sale price is up ...

Moncton Market remains good

We are well into our fall season and things are still going well in Metro.  Our Board stats are remaining at near record levels for units sold and total sales volume.  Our average sale price in September was up 3.5% continuing a trend of slow and steady grow for the area.  It's not an exciting market, but, for the person buying a family home, it is still a very safe investment. I'm ...

Atlantic Nations come to town.

This past weekend, July 8th to 10th, over 2000 beautifully buffed, polished and pampered vehicles came once to Moncton once again.  My wife and I try to take an extended lunch hour on Friday to take advantage of all the cars being displayed on Main St.  They shut down a portion of Main St. all day Friday and park the cars all along road and people just mill about.  It's great ...

May was a really great month at the Moncton Board

Many people, some REALTORS (r) included, are beginning to think that we are no longer important in the real estate transaction.  Well, if May 2011 is any indication, people are still relying on their REALTOR to handle the buying and/or selling of their biggest single asset. Our local Board had an unbelieveable May 2011.  The total volume sold in May was $50,797, 409 - this ...

Vermiculite and Asbestoes

I have seen a number of purchasers get scared off of buying a home because of vermiculite insulation in the attic or, because the house had asbestos siding.  Some inspectors are even flagging VA or vinyl asbestos floor tiles as being as issue.  Good news folks, like UFFI and aluminum wiring, its a case of a little concern being blown all out of proportion. I spent some time "surfing ...

Local Governance - Provincial Gov't style and McHappy Days!

Tuesday night I attended a meeting at the Riverview Lion's Center hosted by Bruce Fitch, NB Minister for Local Governance.  The Minister is touring the province speaking to groups about three areas: Property Tax and Assessment, Regional Service Delivery, and Municipalo Funding arrangements.  There was a very good turn out and the room was full. NB is still a fairly rural Province with about ...

Market improves with the weather

We have received the Moncton Board stats and, as expected, they are a big improvement over March.  Number of sales for the month is up 11% over April 2010, the dollar volume is up 17%, which has put our year-to-date numbers into the positivies (finally) at 1%.  Average saleprice is now $169,754, up 0.5% over the same time in 2010. Weather plays such a big role in our market for the first ...

Moncton Market picking up and I need inventory!

After a slow first quarter, we're beginning to see an upswing in the Metro Moncton resale market.  The amount of snow received in January and February kept the market pretty much in neutral, but as soon as we saw a bit of melting in early March, the phones began to ring.  By the time the Home Show had come and gone we were going at a real good pace and it just keeps getting better.  ...

The Future of Organized Real Estate - where will we be in 10 years?

Over 400 REALTORS ® met over the weekend at the Canadian Real Estate Association’s (CREA) AGM in Ottawa.  The majority were members of the various local and Provincial Real Estate Boards and Associations from across the country.  As 1st VP of NBREA, I attended along with the President. The first day was tied up with the usual business meetings of an AGM but day 2 was very different ...

Lots of information - but what does it mean???

Most people today are getting pretty comfortable about surfing the net, checking out sites related to everything under the sun - especially real estate.  With only an average amount of skill you can find out just about everything you would want to know about a community, sometimes even a neighbourhood.  Many websites have pictures, links to schools, arenas, churches and most any other ...

So you like the snow??!!

Here are a few shots around I took around the City over the past few weeks where you can get a feeling of the snow and the fact that it can be pretty as well.  I hope you enjoy these: This is a shot of my backyard from my dining room window. There was fog on the river one Saturday morning when I took these next photos. Occasionally we will get fog on the river when the tide comes in.  ...

A very special guest

We had a visit from a very special guest at our sales meetin gon Tuesday morning.  Noah, who is 10, is the Provincial Ambassitor for Easter Seals.  He came to speak to us to tell about the "Kids to Camp" program.  He brought with him a couple of his friends, Helene Caplice who is Resource Development Coordinator for Easter Seals and Chad, who is the Camp Director. The Kids to Camp ...

Another steady year for Metro Moncton real estate

I received the annual numbers from the Board last Friday and once again we have seen nice, steady growth in our area.  Our total number of sales was up 2%, the dollar volume was up 2% and the average sale price was up 2%  to $166,068 .  Our December month was off quite badly so we'll have to see what January brings.  So far it seems quite busy. Our two most popular price ...

Happy New Year

I am spending part of the afternoon of New Year's Eve here in the office.  It is a great way to examine last year, and establish personal and business goals for 2011.  There is no one here, my wife is at work, no requirements to be home - my daughter is in NF, one son is at work earning some more cash for next semester at University and my other son has already returned to UNB.  ...

November was a strong month for Real Estate in Moncton

November certainly held up very well this year in spite of some very wet weather.  Our total sales volume - dollar amount - was up  22% over November of '09, total number of sales are up 4% year to date and the average sales price is up a comfortable 2.3%.  No real estate bubble in Metro! As we head into 2011 we should be very happy with the way everything is going in our area.  ...

Heritage Property For Sale

This is the YWCA property located in downtown Moncton.  Built as a single family home in 1905, by the Peters family, it was purchased in 1920 by the YWCA.  Mr. Peters owned a lock company and this place is full of custom made door knobs, hinges, and striker plates.  The workmanship in the building is amazing. This is a shot of the foyer and stairway to the second floor.  The ...

Should you get a survey on your property when you buy?

The short answer is absolutely!  Having a survey done tells you if the property you're buying has anything of the neighbours encroaching on your property or if anything that you're buying is encroaching onto a neighbour or an easment or right-of-way.  Remember, just because you can see survey markers at the corners and everything looks fine, it doesn't mean it is.  Underground cables ...
