As the saying goes, if you don't like the weather wait 5 minutes.

Red Deer Real Estate, week ending May 24, 2009Last week in real estate was a busy week. Sales increased, pending sales increased, and new listings slowed down just a bit. It ads up to a good week.
Overall sales numbers continue the April trend that saw us mirror the sales results of 2006. With interest rates continued to be fore-casted at record lows, and oil prices steadily climbing, the so called spring fling market blip is turning out ...

What "Days on Market" doesn't tell you.Days on Market is a measure of sales typically an average number. A better measure may be the "median" rather than an "average". The average DOM for April sales was 44 days while the median DOM for April was 40 days. An indicator that buyer's are looking and buying at those listings that are "fresh" on the market. On the Red Deer MLS® system we have our housing data sorted ...

How to get from "For Sale" to "Sold" in Red DeerTwo comments or questions asked of us that we hear most often today:
"Is the market going down more?"
"I'm waiting for the prices to come down further"
Quite often people are surprised when I mention that houses are selling. I think too many people are listening to CNN or Canada Am, and getting national news or news from other regions mixed up with local news. The reality is yes ...

Weekly Numbers:
We noticed a slow down in the number of listings coming on. This is a positive sign for sellers already on the market, they enjoy the decrease in competition. This is not a trend yet we shall continue to monitor the weekly movement as well as monthly.

Red Deer Real Estate Update part 2A busy few days kept me from updating on how February ended in Red Deer. It ended on a positive note. After experiencing a few months of sluggish sales we experienced an increase over January.
The bulk of the activity is occurring in the $250 - $350,000 range. The activity that occurred in January in that range probably pushed the wave up into higher ranges for February. ...

I'm in Banff today, at the Banff Western Connection Conference. A conference geared towards Realtors and Real Estate Associations from Western Canada. Budgets Updates, Throne Speeches, and Real Estate.Alberta remains an economic area of prosperity, but slow downs and caution is in the air. Much of the update had to do with the changes in Oil and Gas Royalties. Oil and Gas is the main economic driver for the province. Oil prices have declined from a peak of US$147 per barrel in July to a low of US$56 in November. Things were looking quite rosey when oil was at the $140/barrel number, then as ...

Financial Market Bailouts and Real EstateIt's been a busy few weeks in the financial markets, with constant attention to mortgages and credit. With strong economic environment in Alberta it can be hard to grasp or see the impact that these changes will have on the average home buyer or seller.
The changes:
Zero down is gone. This was announced to be phased out many weeks ago but the deadline is here. The description ...

Morrisroe LandmarkMorrisroe is a great family neighborhood in Red Deer, not just because it is close to schools, and parks but the character really shows. The house styles have a great variety, look and feel to them. Some of that may have been influenced by St. Mary's Catholic Church.
The church is an early work by Canadian architect Douglas Cardinal. The inspiration or centre focal point is the ...

July Heats UpJuly housing sales increased over last year by 22%. A dramatic change in the sales pattern for 2008 so far. Not enough to pull a reversal on what has transpired so far but an optimistic outlook for the fall perhaps. Total single-family home MLS sales for the month of July 2008 totaled 139. That was 22% more than the 114 sales reported in 2007 for single-family homes. House prices have remained ...
