Sisson Ave Fire - Red Deer Homes

Anyone who knows me knows that fire is my biggest fear. Fire has no boundaries on what it will take. Last night there was a fire in Red Deer. 3 homes were destroyed. I stopped by today for two reasons. 1st was to see the devastation and face my fear. 2nd was to say a quiet word for the people involved. Builders will rebuild, families are affected long term. Both are hurt and scared by last ...

Sisson Ave Fire - Part 2

Wow - never have I had so much feedback from any of my posts before. Obviously todays fire has brought about some strong feelings. I have had calls, tweets and facebook posts complimenting my post. This topic is close to your heart and mine. Some of the feedback was people asking - what can be done?  How can we stop this? My opinion unfortunately is we cannot. Fire has been around forever ...

New Subdivisions for Red Deer Real Estate

If you have been driving around Red Deer lately you will see our new subdivisions are growing.  Most of the expansion Red Deer is seeing right now is over on the east side in the Clearview Ridge, Timberlands, Southbrook and Vanier Woods. All these areas have families already living there but the expansion on all is still going. Yesterday I drove into the back of Timberlands and was amazed how ...

The spring market always picks up sales but this year we are seeing some interesting things. So far in 2012 there have been 645 sales with 1104 new listing becoming available. That is just over 58% selling. That is up over the past few years and ...

Beware of Fraud

Over the past few years there has been a few stories out about fraud involving rental properties. A recent story really stepped that up a notch. Someone is taking realtor information and trying to trick prospective renters into believing the house is a possible rental home. I have a few suggestions: 1. Do not give any money to anyone asking thru a kijiji ad. I advertise my places on kijiji. Kijiji ...

2007 - 5 years ago

Its hard to believe but 2007 was 5 years ago. If you bought a home 5 years ago your mortgage may be coming up soon. 2007 saw 2240 homes in Red Deer sell. If 50% of those took a 5 year mortgage then they will be renewing this year at one point. I am suggesting 50% because some sold, some took 3 or 4 years some probably walked away. My thoughts are this. If 1120 homeowners need to renew this year what ...

Expired or cancelled listings

I recently did a search for properties in Red Deer that failed to sell for one reason or the other. So far in 2012 we have had 79 homes come back off the market that did not fulfill their wish - to sell their home. Why? why did their home not sell while others did? I have a few opinions. First - is price, do you know that sometimes a small price reduction can make the difference between people ...

Budget Blinds

Every month I write a blog about local companies that are involved in the housing industry in some fashion. I will be writing about companies that can help you the home owners in your day to day lives. Last month was a company called Ground Werx Coatings read their story here This month I am doing a story on Budget Blinds. Heather and Craig are another great example of entrepreneurs. ...

Open Houses - Are they worth it?

As a consumer do you think open houses are worth having and attending? If you were selling your home would you want your Realtor to host open houses? As a buyer do you go to them? For me - the Realtor -  I like them. When you hire me to sell your home I will try any means I can to sell your place. An open house is just another form of advertising that shows your property to prospective ...

Smarter Bolder Faster

If you watched the Super Bowl this past weekend you may have seen Century 21's new ads. As a Century 21 Realtor these ads impressed me. They are catchy. The bassy catch phrase "SMARTER BOLDER FASTER' grabs your attention. As a consumer does it matter what the catch phrase means? Do you give it a second thought? Would you call a Century 21 realtor because of the ads? To me the 'SMARTER BOLDER ...

You should sell now

If you are thinking of selling this spring you should start thinking of selling right now. Our numbers for listings are low right now and lots of buyers are out looking. I believe this is about as balanced of a market we are going to have this year. The past few years have been a buyers market and I think this will remain but right now we do not seem to have enough choice for our buyers. Did you ...

Red Deers growth

I recently had the pleasure to listen to a few local Red Deer residents talk about our city and where its going. I had the opportunity one afternoon to listen to Mayor Morris Flewwelling talk about Red Deer and his future goals for our great city. He explained what his and councils goals are for this year and the next few. With any business its important to have goals for the short and long term. ...

Condo’s are a big part of the Red Deer real estate market

Red Deer is no different than most cities in Canada. Condo’s are popping up in all cities and Red Deer has some pretty nice ones to choose from. If you are looking to buy into a condo complex you should know a few things. In this post when I speak of condos I am thinking apartment style only, townhouses are another story for another day. First and I think the most important is what does the ...

Hey its winter

As I am writing this it is -34. In case you are new to Canada this is COLD. Not much to do about it but complain and get ready for this weekends balmy temperatures of -2. While you are wandering about your house today and tomorrow take a notice of a few things. 1. When was the last time I changed my furnace filter. The furnace is running steady right now and may need a new filter. 2. Are any of ...

Red Deers most popular selling point

2011 is over and Red Deer saw 1562 homes sell. The most active price range was between $250,000 and $300,000 where we saw 395 sales. Local Business - Ground Werx

Recently I had an experience where a local company really had a profound impact on me. It was nothing to do with real estate but it made me think. What other local companies are around that help people in their daily lives that could be of benefit for my clients. I thought I would write the occasional blog to promote such companies. My first blog is about a company I heard about through a local paper. ...

2011 - THE YEAR IT WAS

Well it is the last day of 2011 so I thought I would give you a rundown on what happened in 2011. As of right now, I don't expect much to happen today, the numbers for Red Deer real estate sales are 1563 sales. With our listings down to 2843 this year that means we are up to 54.9% of our listings selling this year. That is an incredible jump from 2010's percentage of 42% of all listings being sold. ...

Clean your home

I write blogs on things that I see and hear in my day to day life as a realtor in Red Deer and all Central Alberta. People who also know me know that I like social media. My favorite is Twitter. Twitter allows everyone to have a voice. I follow lots of local people and businesses, I do not agree with all that is said but we all have a voice which brings me to the title of this post. Clean ...

2011 WHAT A RIDE

As most of you know my blogs are about real estate because this is a real estate page. My job is to stay on top of the changes of our industry and inform you - my friends and clients of those changes. By the way I love my job. But today I want to look back on 2011. How was your year? What significant things will you look back on and say 'Wow 2011 what a great year' For me 2011 was a great ...

Should I sell in December?

As realtors we are asked if we should wait for spring or try to sell now. My opinion is right now! My reasoning is simple. Although less houses sell in the winter than summer, houses do sell. Last December Red Deer saw 98 homes sell. December 1st to the 7th we saw 30 homes sell December 8th to the 15th we saw another 30 sell December 16th to the 23rd there were another 31 That leaves ...

Winter is coming! Is your home ready?

We are always hearing about making our homes more energy efficient. But what exactly does that mean. To me it means having the right amount of insulation in your attic to stop heat loss, no drafts around your windows and doors and a good furnace that uses less gas and runs clean. The different levels of government  offer different incentives at different times. The City of Red Deer now has one, ...
