Getting Ready to Sell
Price-Best chance for selling your property is within the first 7 weeks.
Problems with Over-Pricing- Reduces the number of potential offers, lowers number of showings, limits qualified buyers, competing homes become more attractive in comparison,
Cleanliness-Buyers are turned off by even the smallest amount of uncleanliness or odour, resulting in a loss of thousands to the seller. Make your home squeaky clean.
Accessibility-Make sure agents have easy access to the lockbox.
Paint and Flooring-Paint is the best improvement for getting the greatest return on your money. If the carpet is worn, dirty, outdated or an unusual colour, seriously consider replacing it. Buyers don't want to spend the time or money on improvements before they move in....they will move on
Curb Appeal-Your front yard immediately reflects the inside condition of your property to the buyer. Trim any trees or bushes blocking visibility, grass should be mowed, trimmed and edged, walkways should be swepted or shoveled, remove all debris and parked cars, repair any broken or damaged fencing
Home Staging Checklist
Kitchen-Is the most important room in the house. Make it bright and attractive. If dull, paint or restain cabinets, put up attractive new curtains or blinds. Thoroughly clean to remove any odors especially around trash containers and areas where food is stored. Remove small appliances from your counters to make it look larger.
Bathrooms-Repair dripping faucets, hang fresh towels, use deodorizer, use special cleaning products to remove stains from toilets, tubs and sinks. Replace old caulking around bathtubs and clean tiles. Purchasers always check the shower.
Living Areas-Make sure the plaster is in top shape. Check for leak stains. Fix the cause of the damage. In painting and redecorating always stick to conventional white and easy to work with neutral colours. If you have a fireplace, lay some fresh logs in it to make it look inviting. Wash windows, replace burned out light bulbs, straighten up closets.
Outside-Invest in landscaping where it can be seen first. A well manicured lawn creates a good first impression. Consider putting flowers outside the front door. This creates a good first impression.
