Buyer Feedback, Today's Rules or Yesterday's TacticsThis is the title of a Real estate article printed in the March 2012 issue of REM magazine by Ronn James. Will the Internet Eliminate the Real Estate Business? The structure of the internet started in 1982 with the introduction of Transmission Control Protocol Internet Protocol (TCP/IP), however this was for commercial use only. The internet became available to the public in 1990; therefore, we have 20 years of history to show us the effects of the internet on certain businesses and to take this information and apply it to our own Real Estate business. October Newsletter Comment....You must welcome change as the rule but not as your ruler. Denis Waitley
When we examine the stats for October of 2011, if there is anything significant about the Real Estate market in the Okanagan /Shuswap, it is that there is nothing significant about it. Sales are constant. Prices are fairly constant. Absorption is fairly constant. Interest rates are fairly constant. From my perspective the reason ...

Sales and Foreclosure Trends – Okanagan, BCEven though the market is looking like it has settled and is not decreasing any longer, unfortunately, the number of foreclosures has increased and will probably continue to increase right into 2012. As you can see by the following graph almost 1 in 20 homes in 2011 were in foreclosure. That number has risen from one in 10,000 in 2008. As prices fall in any market place and mortgages are high, more ...

Easter Seals - A Great Cause! For years we at Century 21 in the Okanagan chose to participate in other charities because Easter Seals, although a wonderful organization, was not totally local. Each year the Realtors in our company would vote to keep the money we raised in the Okanagan so Easter Seals was not an option.
A couple of years ago, Century 21 Canada adopted the "Send a kid to Camp" Easter Seals Campaign. All of our ...

Local Real Estate Market TrendsWhen looking at the market, people very often forget to discern from the micro and macro effects and trends. The local market has multiple forces pulling at it and no one force is responsible for the market. We have had rising interest rates and a falling market, and we have had falling interest rates and a falling market. The same logic holds true for the dollar, the government, what is happening ...

Our Beloved Reputations:It always irks me when I hear people talk about the reputation of Realtors in a negative light. The Reason is I know that that opinion comes from the complaints we get from the public. I also know from being in this business for over 20 years and being a broker that almost all of those complaints come from one of two things. First, the customer went after a specific house and did not get the house. ...

Ever wonder how a house can sit on the market for months then all of a sudden have multiple offers on it?
This happens way too often to be a coincidence. This is a phenomenon that actually causes a great deal of problems for a lot of buyers. They look at how long the house or property has been listed and assume that there is not real hurry in putting in an offer and then find themselves in multiple offer situations and consequently pay more for the property than they would have if they were not in ...
